Each investment offering is subjected to a multi-point objective review process by our experienced team to ensure the offering meets our strict requirements. We’re committed to only publishing institutional-quality real estate investment offerings, while providing the transparency and tools you need to make smart investment decisions.

Step 1) Initial snapshot

Incoming opportunities are initially vetted via a quick financial overview. This is based on a CMA, existing rent ranges in the area, previous appraisals, and any available rent history.

Step 2) Property Walkthrough

Each property is personally view and inspected by our team of realtors, contractors, and executives to create a list of required repairs if any. A few things we check for are: foundation issues, termites, water damage, condition of materials, age and condition of mechanical systems, condition of roof, condition of yards and fencing, and any safety issues.

Step 3) Calculate and Submit Offer

At this point we have everything we need to draft a cost to repair bill. We then apply that against the initial financial snapshot to determine our cap rates, and rental feasibility. We require a minimum of a 25% safety margin to help protect against market downturns and vacancies. If the property passes, then we submit our offer to the seller.

Step 4) Offer Accepted – Rehab Started

When the offer is accepted we generally close in 2-3 weeks. After closing we immediately start the rehab process. We source all materials for the best balance between quality and price. We rehab with longevity in mind. We bring the property up to retail standards which immediately adds value and builds in equity.

Step 5) Rent and Returns

Lastly the home is rented and professionally managed. Any future repairs are handled automatically by our team. It is at this point that dividends start being returned to investors.
